Living in Chilliwack BC: Is It a Good Place to Live?
Chilliwack trades a longer trip to Metro Vancouver for lower prices, mountain views and room to breathe. Here is how the neighbourhoods differ, what homes cost, and what everyday life looks like.

The short answer
- Chilliwack counted 93,203 people in the 2021 Census, up 11.2% from 2016, and the City says nearly 70% of its land is in the Agricultural Land Reserve.
- Homes cost less than in Abbotsford: the Chilliwack and District board's single family benchmark was $859,200 in August 2026, against $1,090,500 for a detached home in Abbotsford in October 2026.
- Sardis, Vedder (home of Garrison Crossing) and Promontory are the big suburban neighbourhoods; Rosedale, Yarrow, Greendale and Ryder Lake are the rural side.
- Highway 1 is the main link west, and the 66 Fraser Valley Express bus runs from downtown Chilliwack to Abbotsford, Langley's Carvolth Exchange and Lougheed SkyTrain station.
Chilliwack at a glance
Chilliwack sits between the Fraser River and the mountains at the east end of the valley's farm belt. It grew from 83,788 people in 2016 to 93,203 in 2021, and because so much of its land is in the ALR, the City's plan focuses growth on redeveloping and filling in existing urban areas rather than spreading onto farmland.

|---|---|
| Population, City of Chilliwack (2021 Census) | 93,203 |
| Growth, 2016 to 2021 | 11.2% |
| Land in the ALR | Nearly 70% |
| Median age (2021, City profiles) | 40.8 |

| Hospital | Chilliwack General Hospital, 24 hour emergency |
| University | UFV Chilliwack campus at Canada Education Park |
The neighbourhoods
The City's neighbourhood profiles group Chilliwack into central and urban neighbourhoods, a rural west and a rural east. In short:
| Neighbourhood | What it is like |
|---|---|
| Chilliwack Proper | The urban core and home to about 31% of residents, with historic downtown Five Corners, Chilliwack General Hospital, the municipal airport and Townsend Park |
| Fairfield Island | Just north of downtown across the Hope Slough, small in area with a high concentration of parks |
| Little Mountain | The smallest neighbourhood, built around Mount Shannon, mostly detached homes on the top and hillsides, with the Little Mountain Stairs |
| Sardis | South of Chilliwack Proper, the shopping hub with the Chilliwack and Cottonwood malls and a wide range of housing |
| Vedder | One of the largest neighbourhoods and mainly residential, with Canada Education Park, the Sardis Sports Complex, Cheam Leisure Centre and the Vedder Rotary Loop Trail |
| Promontory | Suburban streets on the slopes of Promontory Hill, ringed by forest, with views over the city; its median age of 36.0 is the youngest in Chilliwack |
| Eastern Hillsides | Subdivisions and cul-de-sacs in the southeast, next to the Chilliwack Community Forest |
| Greendale and Yarrow | The rural west: farmland, dike trails and the Great Blue Heron Nature Reserve on the Vedder River, and farming-oriented Yarrow below Vedder Mountain |
| Rosedale and Ryder Lake | The rural east: Rosedale is the largest neighbourhood by area and mostly farmland, and Ryder Lake is a historic farming area nestled between Mount Thom, Elk Mountain and the Chilliwack River valley |
Garrison Crossing, inside Vedder, sits on part of the former Canadian Forces Base Chilliwack, which opened in 1942 and closed in the 1990s. Canada Lands Company redeveloped it with refurbished post-war military homes, new and restored townhouses and condos, and kept most of the mature trees, including a 1 hectare Douglas fir forest set aside as a park. The University of the Fraser Valley, the Justice Institute of BC and the RCMP training centre share Canada Education Park nearby.
What homes cost in Chilliwack
Chilliwack sales run through the Chilliwack and District Real Estate Board, which publishes its benchmark prices through CREA. Its August 2026 composite benchmark was $704,600, down 5.2% from August 2025, with single family homes, townhouses and apartments all a little lower than a year earlier.
For comparison, the Fraser Valley Real Estate Board's October 2026 benchmark for a detached home in Abbotsford was $1,090,500. The boards and months differ, so treat the gap as a guide rather than an exact figure. | Home type | Benchmark price | Change from August 2025 |

Commuting and getting around
Highway 1 is Chilliwack's link to Abbotsford, Langley and Vancouver. The Province's Fraser Valley Highway 1 program is improving the highway from 216 Street in Langley through to Chilliwack in phases. The Abbotsford section from 264 Street to Mount Lehman Road is under construction, Mount Lehman Road to Highway 11 is in procurement and detailed design, and the 18 km from Highway 11 through Sumas Prairie, the stretch closest to Chilliwack, is still in planning.
For transit, BC Transit's 66 Fraser Valley Express has run since April 2015. It leaves downtown Chilliwack, stops at Vedder Road and Luckakuck Way and the Lickman Road park and ride, then McCallum Road and Highstreet in Abbotsford, Carvolth Exchange in Langley and Lougheed SkyTrain station. Keep November 2021 in mind: when floods closed Highway 1, the bus stopped running between Abbotsford and Chilliwack, so anyone commuting west needs a plan for a highway closure.
Schools, university and health care
Chilliwack School District 33 serves about 15,500 students from kindergarten to grade 12 through neighbourhood elementary, middle and secondary schools, plus programs of choice such as French Immersion and an Integrated Arts and Technology program. Its Find Your School tool shows the catchment for any address, and online registration for the 2027/28 school year opens December 1.
The University of the Fraser Valley's Chilliwack campus at Canada Education Park sits on 85 acres in Vedder and is home to agriculture, trades and health sciences alongside other programs. Chilliwack General Hospital, run by Fraser Health in Chilliwack Proper, has a 24 hour emergency department.
Outdoors on your doorstep
This is where Chilliwack wins people over. Inside the city you have the Vedder River and the Vedder Rotary Loop Trail, the Great Blue Heron Nature Reserve, the Little Mountain Stairs, the dike trails of Greendale and the Chilliwack Community Forest. Just beyond Vedder and Promontory, Cultus Lake and the Chilliwack River valley make a weekend at the water or on a trail an easy habit.
Flood risk and farmland
Parts of Chilliwack on the valley floor sit in the Fraser River floodplain behind a network of dikes, including the Vedder River setback dike, and the City's floodplain map separates protected areas from unprotected ones while marking places like Little Mountain as outside the floodplain. On any home on the valley floor, ask about floodplain status and the flood construction level before you write an offer.
If you are looking at land rather than a house, read our checklist for buying land in BC, and for a rural home on its own water, well testing and septic checks for rural buyers.
So, is Chilliwack a good place to live?
For buyers who want more house and more outdoors for their money and can live with the distance, often yes. The trade-offs are real: a long drive or bus ride to Metro Vancouver, reliance on Highway 1 across Sumas Prairie, and floodplain questions on parts of the valley floor.
When I show homes in Promontory or Garrison Crossing to families moving from Surrey, the commute is usually what decides it, so drive it at rush hour before you write an offer. For local help buying in Chilliwack, start with a short list of neighbourhoods that fit your commute and budget, and if Abbotsford is also on your list, compare it with what living in Abbotsford is like.
